Close to local amenities and with good access to local rail, road and air links, Ransom Wood is ideally situated. The new Rainworth Bypass and Mansfield-Ashfield Relief Road provide an excellent connection to the M1 junction 28 and 29, as well as Lincoln, Newark and the A1.

A new restaurant will be completed in late August 2005 providing high quality freshly prepared hot and cold food, wireless internet access and conference facilities.

Approach to the environment
Our approach to the environment...

Far from simply enjoying the attractive woodland setting at Ransom Wood, we are working to enhance its beauty whilst at the same time maintaining the correct environmental balance.

We have an ongoing program for the planting of native trees and shrubs to the site and managing it in order to encourage the return of indigenous flora and fauna. Fallen wood is left on the ground to encourage rare beetles and other invertebrates.

The variety of bird life is astounding (several breeds of Woodpecker, Long-tailed Tits, Owls and many more) and mammals such as Fallow Deer can be seen grazing from your window. The site is also used to return healed animals and birds to their natural environment, such as Tawny Owls, Kestrels and even a Buzzard.

New habitat creation of acid grassland and the extension and improvement of heath land (a local endangered heather will be introduced through swathes) will bring more species into the park.

The site will stay as 70% green space and 30% development, which is an extremely high ratio in comparison to almost any business park.

An environmental remit for the whole of the park, with the aim of making it carbon neutral, is being formulated. We will do this in various ways;

We are presently studying the use of biomass heating and cooling systems using local renewable and clean waste timber resources. We are also looking at systems such as geothermal loops to reduce the use of energy from finite resources.

We are also looking at the advantage of a recycling cluster, generating additional savings for clients.

The Ransom Wood objective is to be ahead of the game with regards to regulation and also to reduce energy cost in the medium to long term as well as having money to invest in systems rather than paying the climate change levy and landfill tax. This investment and commitment on our part will be passed on in savings to our clients and will also allow clients to include such projects in their environmental policies.

History
History of Ransom Wood.

Ransom Wood is located in the heart of Sherwood Forest. It is a site rich in history. Legend has it that Will Scarlet (one of Robin Hood’s Merry Men) is buried in a local church.

At the turn of the twentieth century, the site was developed as a privately and NUM funded hospital, renowned for the fresh air (a common method for curing illness was to have patients sleep on the open verandas of the wards).

Doctors, nurses and sisters accommodation was provided on site and it was in every way a living, working community.

The woodland was mostly replaced with Victorian style planted parkland, including decorative gardens with ponds for patients to relax around. There were approximately 20 buildings on site, all of a significant size with solid foundations. The whole park was heated from a central coal boiler fed by an underground network of ducts of which at least half a mile still exists and are large enough to be walked through.

With the arrival of World War 1, the nearby Clipstone camp used the huge area of neighbouring forestry to the east for military training and a massive network of trenches were dug over thousands of acres of woodland. The forestry has now taken much of these works back into nature.

Strawberry Knoll was known for the two heavy machine guns mounted on its summit known particularly well by the soldiers who had to crawl up that hill under live ammunition fire as a final part of their training. A local retired post-master tells of how his father used to make deliveries to our site in around 1913 and of how he recalled that you couldn’t see the trees for the troops that streamed through this site at the time and how he remembered two tanks parked up in the car park.

Almost the whole British army was de-mobbed at Clipstone and every one of those passed this site to get there.

The site continued as a hospital through the century, serving the local community in many different ways and there are still people alive today who had operations there. The NHS eventually came onto site and the central administration building, Ransom Hall, become the area PCT. Eventually however, new treatment methods and centralisation meant that the site was no longer viable as a hospital and in 1990, the site was sold to Mansfield Sand Company, with the intention of quarrying the high quality sand beneath. Many of the buildings on site were dangerous and had to be cleared or demolished for public safety.

It looked as though Ransom Wood’s story was about to come to an end. However, at the last minute Ransomwood Estates (the business name for the company who own Ransom Wood) was formed. Ransomwood Estates took on the site in 1997, leading to the site becoming what it is today.

Today, we are well on our way to not only re-building this working community, but taking it into the 21st century and beyond with an environmental and quality remit that is second to none.

Similarly, if your business needs to downsize we will source alternative accommodation on site - whether it be new or more traditional buildings on the park, so you do not have to go through any great upheaval.

Our intention is to create an environmentally and economically sustainable site. We are constructing each building with new technology and learning from any previous experience, by constructing approximately one building a year over the next ten years. This both minimises any disruption to existing tenants and allows us to utilise the best technology as it comes along.

Office space
Refurbished offices are of the highest standards. New-builds are constructed to highest specification, with comfort cooling, raised-access flooring, floor boxes incorporating both data and power points and suspended ceilings. The open-plan office can provide screened workstations and private demountable office space where required.

The new buildings are fully DDA complaint including lifts and parking facilities. All parking is allocated for the individual tenant. Many of the buildings, both old and new, have coded-entry systems to ensure security. All the buildings have red-care alarms fitted the new buildings have security to the building as a whole with individual tenant control as well. There is a lightening protection system incorporated into the new buildings.

Location
Ransom Wood is situated on the outskirts of Mansfield, close to local villages and enjoys a quiet, clean environment away from the furious day to day trials of modern life. However, despite the secluded wooded environment, the park is extremely well connected to transport links.

The motorway networks (M1/A1) and major routes (A38) are nearby. Access to the train system is only three miles away, there are three International airports less than an hours drive away. Additionally, a reliable and regular bus service passes the park with routes serving both the local towns and villages and local cities.

For employees relocating, there is an abundance and good range of well priced accommodation to buy or rent close to the park, and some of the county’s best educational establishments and medical facilities service the area.

Services
Ransom Wood offers its clients a variety of services including building management, conference facilities, online food ordering service for individuals and meetings, and a state of the art on-site restaurant. Gardening, window cleaning are all services provided for and included in the service charge for the majority of buildings.

In addition to these services, Ransom Wood offers a high level of security on-site. Security patrols monitor and patrol Ransom Wood throughout the night and has an on-site presence 24 hours a day, 7 days a week. CCTV runs throughout the site.

Building management
Ransom Wood’s offices are located within the park so when you require our services we are only a phone call or a two minute walk away.

Jane Bamford (Estates Manager) is on call for your every need and Jim (Ransom Wood’s grounds and maintenance man) is on site to ensure your safety as well as ensuring that any other issues are dealt with on the spot.

Conference Facilities
Ransom Wood offers the perfect setting for both office work and meetings. We believe the park is ideal for conducting productive meetings in a tranquil yet focused environment.

Ransom Wood’s conference facilities seat approximately 25 people, either around a central table or in any other suitable layout. The central table is designed that it can be adapted to most configurations.

Fresh food and/or drinks can be ordered from the restaurant. An LCD projector and wireless internet access are available.

Restaurant
The Ransom Wood restaurant ‘Forever Green’ is located within a brand new, state of the art building. Our on-site caterers will prepare excellent fresh food and drinks on site at sensible prices, offering regularly changing menus and using trusted quality local suppliers for ingredients.

Sitting inside the restaurant clients can enjoy Ransom Wood’s woodland setting through huge glass windows and there is also a patio seating area to enjoy in warmer weather. In addition to clients being able to enjoy the ‘Forever Green’ restaurant, Ransom Wood also offers an on-line food ordering service for both individuals and meetings.
