Property Details

A free standing architectural property fronting onto Southwell Road West at the entrance to Ransom Wood business park, this is a property that needs to be seen in order to give it justice and to understand its full potential and use.

The existing property is on two floors with a total of 5336 square foot. The ground floor is accessed via a large glass atrium leading you into an large open plan space. Upstairs is currently configured into several offices and a meeting room around a central open plan area. The meeting room looks through the glass entrance foyer and has panoramic views for miles around. Toilets are located on the first floor.

The property benefits from being on a decent sized plot of land with significant parking. The rent quoted includes the parking in front of the property (27 spaces). The space behind the property which currently has a further 13 parking spaces with room for more can be negotiated separately. We are also open to building another smaller property on this, either for you or for a separate tenant.

If you make an appointment to come and see the property we would also be very happy to show you around some of our other recently refurbished properties to give you an eye for what we can do to bring this property. Its usage class is currently for office space but if you are interested in retail, leisure or other uses we can investigate a change of use for you.

Its location is a real benefit. It is situated on the popular Southwell Road West where facilities include a new Aldi, a new Costa store that is being built in 2020. Importantly it is also a part of Ransom Wood Business Park which is accessed  down a woodland path a couple of minutes walk from the property.

The property can be full managed by Ransomwood Estates UK leaving you to concentrate on running your business. Our team are based on Ransom Wood business park which is moments away from the property and we can look after you with fast response times unlike most remotely managed properties. As a tenant of Ransom Wood we will look after you and you will benefit from being invited to our free annual events where we get the park together such as our summer BBQ and winter drinks

The rent quoted excludes any service charges if we did provide this service. The alternative is a full repairing lease. We are flexible on lease terms. If you want to take a look we would love to hear from you.

    Frequently Asked Questions

How quickly can I move in?

This depends on the unit you want to move into. We have been known to move people in within a day on our smaller units.

What is the move in process?

After your initial viewing we send you some quotes
    1. You decide on which unit you want to go for
    2. To put a hold on the unit you pay the security bond and any internet connection charge
    3. We confirm a move in date
    4. Meanwhile you sign the license or lease and we prepare the property
    5. You pay the first months rent before the move in date
    6. On move in day – you sign for the keys and photos of the properties condition. We brief you on anything you need to know (security, heating etc)

Do you have any marketing opportunities available on site?

As part of being at Ransom Wood we will give you a free listing on our website and if you have anything to promote we will be happy to add it to our quarterly e-newsletter. We are also happy to promote our tenants on our social media sites and generally promote our tenants by referral when we can. It is in our interests for you to do well.

Do you arrange any events to meet other tenants?

We have a summer BBQ and Christmas drinks  - both are free of charge and a good opportunity to meet other tenants.

Can I bring my dog/cat/pet to work.

If you want to bring your dog to work you must inform us first but we are happy to let you do this. If your dog causes a disturbance to other tenants we will have to tell you to leave the dog at home. If you move out and the dog has caused any damage this will come out of your security bond.

Still love to walk around. I used to live in the big house at the top of the drive, it was Oak House then and I nursed at Ransom Hospital , Byron Ward which was on the left side of Ransom Hall car park. Oak House used to be Sisters accommodation. I think the main chef lived upstairs when I lived there and just me downstairs mostly. I loved it but had to keep my kitchen door closed because of the squirrels. Loved looking down the drive out of my bedroom and lounge windows, beautiful in Autumn and when it snowed, I worked at Ransom Hospital until it closed in 1987. Wonder why Oak House was later named Ash House? Lovely dining at Forever Green in the grounds whilst I reminisce.

Brilliant place, they have all sorts of businesses there. A cafe, hypnotherapy, hypnopuncture as well many others. Worth a drive up just to see what's there. Furthermore, it's in lovely surroundings.
